Dorchester has more listings, but contracts are still down

By Juan Murray
Real estate, Dorchester

The Real Estate Data Aggregator counted 225 homes for sale across Dorchester in the three months ending August 31, 2026. That is up 33.9% from the same period in 2025. At the same time, pending sales fell to 157, down 11.8% year over year. More supply, fewer signed contracts. That gap is the story right now.

Nationally, the picture looks similar. Realtor.com reported that 20.8% of listings had price cuts in September 2026, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Redfin reported the weekly average rate hit 7.4% on October 8, 2026, a three-year high. Higher rates slow buyer decisions. That is showing up in Dorchester's pending sales count.

What each sub-area shows

Dorchester is not one market. The numbers shift block by block. Here is what the Real Estate Data Aggregator recorded for each ZIP code in the three months ending August 31, 2026.

Real Estate Data Aggregator, three months ending August 31, 2026. ZIP boundaries do not match sub-area names exactly. One ZIP can cover parts of more than one neighborhood.

ZIP 02121 posted the highest median sale price at $937,500, up 62% from 2025, according to the Real Estate Data Aggregator. But only 12 homes sold there. A small sample can move a median sharply. Read that number carefully. ZIP 02124, which covers parts of Ashmont and Fields Corner, had the most sales at 71 and the fastest median time on market at 22 days.

For sellers: pricing and prep matter more now

Inventory is up. Contracts are down. That means buyers have more to compare. The Real Estate Data Aggregator shows that across Dorchester, homes still sold close to list price. ZIP 02121 averaged 99.9% of list. ZIP 02124 averaged 99.9% as well. ZIP 02125 averaged 99.7%. ZIP 02122 averaged 99.5%. Those numbers hold only when a home is priced right from the start.

0212199.9%0212499.9%0212599.7%0212299.5%
Real Estate Data Aggregator. Homes priced accurately are still selling near full ask. The gap between a well-priced home and an overpriced one is wider when buyers have more choices.

About 1 in 3 homes in ZIP 02121 and ZIP 02124 still sold above list price, per the Real Estate Data Aggregator. In ZIP 02122, that share was 31%. In ZIP 02125, it was 24.1%. Not every home gets a bidding war. Product type and price point drive that outcome more than the neighborhood name.

For buyers: more choice, but rates are real

More listings give buyers room to compare terms, not just price. That is a real shift from a year ago. But Fannie Mae forecast the 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026, according to CNBC. Redfin reported the typical monthly payment hit $2,777, the highest on record except the previous week. More inventory helps. Higher rates still constrain what a buyer can afford.

Speed: some sub-areas still move fast

The Real Estate Data Aggregator counted that 38.1% of homes in ZIP 02124 went under contract within two weeks of listing. In ZIP 02121, that share was 33.3%, up 11.1 points from 2025. In ZIP 02122, it was 32.4%, down 16.4 points. In ZIP 02125, it was 27.8%. Speed depends on the sub-area, the product type, and the price.

Months of supply: one ZIP reads very differently

Months of supply measures how long the current inventory would last at the current sales pace. The Real Estate Data Aggregator put ZIP 02121 at 7.2 months, up 3.9 months from 2025. That is a slower market by any measure. ZIP 02122 sat at 3.9 months. ZIP 02124 and ZIP 02125 both sat at 3.4 months. Below 4 months still leans toward sellers. Above 6 months leans toward buyers. ZIP 02121 crossed that line.

Real Estate Data Aggregator. Below 4 months generally favors sellers. Above 6 months generally favors buyers. ZIP 02121 had only 12 sales in the period, so its supply figure reflects a small sample.
In short
  1. Dorchester has more listings than a year ago, up 33.9% across the four ZIP codes.
  2. Pending sales fell 11.8%.
  3. Homes that are priced accurately are still selling close to list.
  4. Homes that are not are sitting longer.
  5. Nationally, Realtor.com reported price cuts on 20.8% of listings in September 2026. That pressure is real here too.
  6. One block can read very differently from the ZIP code around it.
