Dorchester has more listings, but sales are still down

By Juan Murray
Real estate, Dorchester

The Real Estate Data Aggregator counted 225 homes for sale across Dorchester in the three months ending August 31, 2026. That is up 33.9% from the same period a year earlier. At the same time, sales fell 4.7%, to 183 closed transactions. More supply, fewer buyers closing. That combination shifts leverage, and it does not shift it equally across every part of Dorchester.

Pending sales are the leading number here. The Real Estate Data Aggregator counted 157 pending sales across Dorchester in that same period, down 11.8% from a year earlier. Fewer homes under contract now means fewer closings ahead. Sellers who price ahead of that reality will feel it.

The numbers read differently block by block

Dorchester does not move as one market. The Real Estate Data Aggregator breaks it into four ZIP codes, and the story shifts at every boundary.

Where things are moving, and where they are stalling

The Dorchester Center and Adams Village area (02124) had the most sales, 71, and the fastest median pace at 22 days. The Real Estate Data Aggregator shows months of supply there at 3.4, which is balanced but tightening compared with the Codman Square area.

The Codman Square area (02121) tells a different story. The Real Estate Data Aggregator counted only 12 sales in the three months ending August 31, 2026, down 50% from a year earlier. Months of supply hit 7.2, up 3.9 months from last year. That is a meaningful slowdown. The median sale price there was $937,500, up 62% from the same period in 2025, but with only 12 sales, that figure can move sharply on a handful of transactions. Do not read it as a trend without more context.

The Savin Hill and Polish Triangle area (02122) slowed the most

Inventory in 02122 jumped 68.8%, the sharpest increase of any Dorchester ZIP code, according to the Real Estate Data Aggregator. Days on market stretched to 36, up 14 days from a year earlier. The share of homes that went under contract within two weeks of listing fell 16.4 points, to 32.4%. Homes are still selling close to list, at 99.5%, but buyers have more time and more options than they did last year.

The Ashmont and Savin Hill area (02125) moved in the other direction

ZIP 02125 was the one bright spot on volume. The Real Estate Data Aggregator counted 58 sales, up 28.9% from a year earlier. Median days on market fell 12 days, to 24. The median sale price was $715,000, up 18.2%. Months of supply actually dropped, to 3.4, down 0.6 months. Not every part of Dorchester is softening.

What JREG shows right now

As of October 25, 2026, JREG reported 110 active listings across Dorchester, a median sale price of $632,500, and a median of 49 days on market for homes that sold. Those figures reflect the current snapshot. The Real Estate Data Aggregator numbers above cover the three months ending August 31, 2026, so they capture a slightly earlier window. Both sources point in the same direction: more inventory, and homes taking longer to find a buyer.

The national backdrop

Dorchester is not alone in this. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. The Federal Housing Finance Agency put national year-over-year home price growth at 2.6% through July 2026. Rates above 7% push some buyers to the sidelines. That shows up in pending sales numbers like the ones above.

In short
  1. Dorchester has more listings and fewer closings.
  2. Three of four ZIP codes saw sales fall.
  3. The Ashmont and Savin Hill area (02125) was the exception.
  4. The Codman Square area (02121) has 7.2 months of supply, well above the others.
  5. Sellers who price precisely and prepare well are still getting close to list price.
  6. Those who do not are sitting longer.
  7. One street can read very differently from the ZIP code average.
