Dorchester inventory is up, but buyers are moving more carefully
The Real Estate Data Aggregator counted 225 homes for sale across Dorchester for the three months ending August 31, 2026. That is up 33.9% from the same period a year before. At the same time, pending sales fell to 157, down 11.8%. More supply, less demand. That combination gives buyers more room to compare, and it asks more of sellers.
JREG reported a median of 58 days on market for Dorchester homes as of September 2026. That is not a fast market. Homes that are priced well and prepared well are still moving. Homes that are not are sitting.
Rates are not helping buyers get off the fence. CNBC reported the average 30-year fixed rate at 7.49% as of the week ending October 7, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Dorchester is not immune to that pressure.
The numbers split by sub-area
Dorchester is not one market. The Real Estate Data Aggregator breaks it into four ZIP codes, and they tell different stories for the three months ending August 31, 2026.
What each ZIP is telling us
ZIP 02121 has the highest median sale price at $937,500, up 62% year over year per the Real Estate Data Aggregator. But only 12 homes sold in that period, down 50%. A small number of sales can move a median price sharply. Months of supply hit 7.2, the highest of any Dorchester ZIP in this data set. That is a meaningful shift toward buyer leverage.
ZIP 02122, covering Savin Hill and the Polish Triangle, saw inventory jump 68.8% to 54 homes for sale. Median days on market rose 14 days to 36. The share of homes going under contract within two weeks fell 16.4 points to 32.4%. Buyers in this part of Dorchester have more time and more choices than they did a year ago.
ZIP 02124, which covers Ashmont, Fields Corner, and Adams Village, moved the most homes: 71 sold in the period. Median days on market was just 22, the lowest in Dorchester. Inventory rose 51.9%, but sales held up better than other ZIPs. The median sale price was $765,000, up 3.4% year over year.
ZIP 02125, which includes the Savin Hill waterfront and the edge of Lower Mills, was the one ZIP where sales volume actually grew. The Real Estate Data Aggregator counted 58 homes sold, up 28.9%. Median days on market dropped 12 days to 24. The median sale price was $715,000, up 18.2%. That is a different pace from the rest of Dorchester.
What this means if you are selling
Sale-to-list ratios across all four ZIPs are still close to 100%. Homes priced right are still selling near asking. But the share of homes selling above list is down in two of four ZIPs. Buyers are not stretching the way they were a year ago. Prep and pricing are doing more of the work now.
What this means if you are buying
More inventory and longer days on market give you more room to compare. But rates at 7.49% per CNBC as of October 7, 2026 shape what you can afford. The best-priced homes in ZIP 02124 and 02125 are still moving in under 25 days. If you find the right home, do not assume it will wait.
