Hyde Park has more listings, but well-priced homes still move fast
More homes are sitting on the market in Hyde Park. That is the headline. But the full picture is more useful than that.
The Real Estate Data Aggregator counted 53 homes for sale in ZIP 02136 for the three months ending August 31, 2026. That is up 71% from the same period in 2025. New listings rose 43.1% over the same stretch, to 83. Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026, the highest share since October 2022. Hyde Park is not immune to that pressure.
Here is what makes Hyde Park different from the national story. The Real Estate Data Aggregator shows the median days on market fell to 21 days, five days shorter than the same period last year. Nearly half of all homes, 45.8%, went under contract within two weeks of listing. Priced right, a home here still moves.
Prices dipped, but sellers are still closing above list
The Real Estate Data Aggregator puts the median sale price in ZIP 02136 at $661,000 for the three months ending August 31, 2026. That is down 3.9% from the same period in 2025. A small dip, not a freefall. At the same time, the average home sold at 101.8% of its list price. Nearly half, 47.2%, sold above list. That does not happen when sellers are in trouble. It happens when pricing is disciplined.
More supply, but buyers are still showing up
Months of supply rose to 3.1 months, up 1.5 months from a year ago. That is more breathing room for buyers than Hyde Park has seen in a while. Still, the Real Estate Data Aggregator counted 59 pending sales for the period, up 1.7% year over year. Demand did not disappear. It is just more selective now.
The national backdrop makes local pricing matter even more
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year through July 2026. Buyers are working harder to make the math work. In Hyde Park, that means a home priced to reflect today's market sells. One priced to last year's peak joins the 20.8% of listings nationally that needed a cut.
- Hyde Park has more homes to choose from than it did a year ago.
- The median price slipped 3.9%.
- But the Real Estate Data Aggregator shows the median home still sold in 21 days, at 101.8% of list.
- The market is not soft.
- It is more demanding.
- One block in Cleary Square or Fairmount Hill can read very differently from the ZIP code as a whole.
- The numbers above are a starting point, not the whole story.
