Hyde Park inventory jumped, but buyers are still moving fast
The three months ending August 31, 2026 brought a big shift to Hyde Park. The Real Estate Data Aggregator counted 53 homes for sale, up 71% from the same period in 2025. More competition is real. But buyers did not slow down.
More inventory usually gives buyers more time to think. That did not happen here. The Real Estate Data Aggregator put the median days on market at 21 days, five days shorter than the same period in 2025. Well-priced homes in Hyde Park are still moving.
Prices dipped a little, but sellers still got over asking
The median sale price in ZIP 02136 came in at $661,000, down 3.9% from the same three months in 2025, according to the Real Estate Data Aggregator. A small dip, not a collapse. The average home still sold at 101.8% of list price. Nearly half of all homes, 47.2%, sold above asking.
Nearly half of homes went under contract in two weeks
The Real Estate Data Aggregator found that 45.8% of Hyde Park homes went under contract within two weeks of listing. That share is down 2.5 points from a year ago, a small softening. But close to half is still a strong pace. Buyers who find the right home are not waiting.
The wider picture: rates and buyer demand
Mortgage rates are not helping. JREG reported on October 12, 2026 that the 30-year fixed average hit 7.40% for the week of October 8, 2026. That is the highest rate in three years, according to JREG. Higher rates squeeze what buyers can afford. That puts more pressure on pricing.
Nationally, sellers outnumber buyers by a wide margin. The Federal Housing Finance Agency reported that U.S. home prices rose just 2.6% from July 2025 to July 2026. Hyde Park's 3.9% price dip tracks with that slower national trend.
What this means if you own in Hyde Park
More homes for sale means buyers have options they did not have a year ago. Sellers who price well still get offers fast. Those who overprice are sitting longer. Prep and pricing matter more now than they did in 2025.
One more thing worth knowing. JREG reported on October 12, 2026 that Boston's FY26 residential property tax rate is $12.40 per $1,000 of assessed value. If you own and occupy your home, Boston's residential exemption can lower your taxable assessed value. Ask about it, especially if you own a two- to four-family and live in one of the units.
- Hyde Park inventory is up 71%, but the median home still sold in 21 days and 47.2% sold above asking.
- Prices dipped 3.9% year over year.
- More choices for buyers, more competition for sellers.
- Pricing and prep are doing the work now.
These numbers cover all of ZIP 02136. Hyde Park is not one market. Cleary Square, Fairmount Hill, and Readville can each read differently from the ZIP code as a whole. One street can change the story.
