Jamaica Plain has more listings, but it is still a tight market
The headline number for Jamaica Plain right now is inventory. The Real Estate Data Aggregator counted 85 homes for sale in ZIP 02130 during the three months ending August 31, 2026. That is up 63.5% from the same period in 2025. At the same time, Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. More supply is showing up everywhere, including JP.
But 63.5% growth sounds bigger than it is in practice. The Real Estate Data Aggregator puts months of supply at just 1.9 months for ZIP 02130. That is up 0.7 months from a year ago, but it is still well below the 4 to 6 months that signals a balanced market. JP is looser than it was. It is not loose.
What the numbers say about pricing
The Real Estate Data Aggregator shows a median sale price of $855,000 in ZIP 02130 for the three months ending August 31, 2026. That is up just 0.6% from the same period in 2025. Prices are holding, but the gains are small. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. JP is running below that pace.
Homes are still selling fast, and often over asking
The Real Estate Data Aggregator shows the median home in ZIP 02130 went under contract in 21 days. That number has not moved from a year ago. Nearly half of all homes, 46.8%, went under contract within two weeks of listing. And the average sale price came in at 102.1% of list price, up 0.8 points from 2025. Nearly half of all homes, 48.9%, sold above asking, up 9.5 points year over year.
More listings are coming to market
The Real Estate Data Aggregator counted 145 new listings in ZIP 02130 during the three months ending August 31, 2026. That is up 35.5% from the same period in 2025. Pending sales rose too, up 10.1% to 109. Demand is keeping pace with the new supply, which is why the market has not softened more.
The rate picture is adding pressure nationally
CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming loan balance rose to 7.49% as of October 7, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com also reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. JP has not seen that kind of softening yet, but higher rates do affect what buyers can afford.
