JP inventory is up, but buyers are still moving fast

The number that matters most for JP homeowners right now: 56.6% of homes went under contract within two weeks of listing. The Real Estate Data Aggregator counted that for the three months ending July 31, 2026. Supply is up, but the right home is still moving fast.

That share actually grew. It was up 1.2 points compared with the same three months in 2025, per the Real Estate Data Aggregator. More options for buyers did not slow down the best listings.

Inventory jumped, and prices still climbed

The Real Estate Data Aggregator counted 93 homes for sale in ZIP 02130 during those three months. That is up 40.9% from a year before. New listings rose 17.9%, reaching 184. Buyers had more to look at. Yet the median sale price still came in at $857,500, up 6.5% year over year. JREG, as of September 2, 2026, put the Jamaica Plain median sale price at $825,000, with 149 homes sold in the trailing 90 days.

Sellers are still getting above asking

The Real Estate Data Aggregator put the average sale-to-list ratio at 102.4% for the three months ending July 31, 2026. That number did not budge from a year before. More supply did not push it down. And more than half of all JP homes sold above list price.

How fast did homes actually move?

The Real Estate Data Aggregator put the median days on market at 20 days for the three months ending July 31, 2026. That is only 2 days longer than the year before. JREG, as of September 2, 2026, put Jamaica Plain's median at 50 days. The two measures count time differently, but both point to a market that is not sitting still.

The gap between those two day counts is real. The Real Estate Data Aggregator measures the contract date. JREG may count through closing. Neither is wrong. Both tell you homes are not lingering.

The national picture is different from JP

Nationally, mortgage rates topped 7% for the first time since January 2025, according to Realtor.com on September 30, 2026. Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year through July 2026. JP's 6.5% year-over-year price gain, per the Real Estate Data Aggregator, runs well ahead of that national number.

What this means if you own in JP

More supply is a real shift. Inventory up 40.9% year over year means buyers have choices they did not have last summer. That raises the bar for pricing and presentation. Homes that are priced right and shown well are still going fast. The ones that are not are sitting longer.

The 2-month supply figure from the Real Estate Data Aggregator still leans toward sellers. But it crept up 0.6 months from a year ago. That is a small move, not a reversal. Pending sales dipped 2.2% year over year, per the Real Estate Data Aggregator. Worth watching.

  5. The market is not as tight as it was, but it is still moving.
  6. Prep and price still decide which side of that 56.6% line your home lands on.

One more thing: these numbers cover all of ZIP 02130. JP shifts block by block. A condo near Pondside reads differently from a two-family near Egleston or a single-family on the Arboretum edge. The ZIP code number is the starting point, not the whole story.
