JP inventory jumped, but buyers are still moving
The number of homes for sale in Jamaica Plain jumped 63.5%, according to the Real Estate Data Aggregator. That is the biggest shift in this market's supply picture. For sellers, it means more competition on the street. Pricing and preparation matter more now than they did a year ago.
Nationally, Realtor.com counted 1.16 million active listings in September. Supply is rising everywhere. But Jamaica Plain is not everywhere. The Real Estate Data Aggregator put JP at just 1.9 months of supply for the three months ending August 31, 2026. Anything under two months is still a tight market.
Buyers are not sitting still
More listings came to market, and buyers kept pace. The Real Estate Data Aggregator counted 139 homes sold in JP for the period, up 5.3% from the same months in 2025. Pending sales rose 10.1% to 109. Buyers are active. They are just choosing more carefully with more options in front of them.
Speed held steady too. The Real Estate Data Aggregator put the median days on market at 21 days, unchanged from a year ago. Nearly half of all homes, 46.8%, went under contract within two weeks of listing. That share dipped 1.7 points from last year, a small move. The market is not stalling.
Prices are holding, not racing
The Real Estate Data Aggregator put the median sale price in JP at $855,000 for the three months ending August 31, 2026. That is up just 0.6% from the same period in 2025. Prices are stable, not surging. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, so JP's gain is modest by comparison.
The sale-to-list ratio tells a cleaner story. The Real Estate Data Aggregator recorded an average of 102.1%, up 0.8 points from a year ago. Homes that are priced right are still drawing offers above asking. The ones that are not priced right are sitting longer in a market that now has 85 other options for buyers to consider.
The national picture is different
Nationally, the picture is softer. Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. A weekly average of 7.4% was recorded on October 8, the highest in three years, per Redfin.
Those rates slow buyers. Redfin estimated roughly 928,892 homebuyers active in the U.S. market in September, the lowest count since 2013. JP is not immune to that pressure. But 1.9 months of supply and a 102.1% sale-to-list ratio show this market is absorbing it better than most.
What this means if you are selling in JP
More competition is real. New listings rose 35.5% and total inventory rose 63.5%, both per the Real Estate Data Aggregator. Buyers have more to look at. A home that is overpriced or underprepared will feel that. A home priced at the market and in good condition is still selling in 21 days and often above asking.
What this means if you are buying in JP
You have more choices than last year. That is real. But 1.9 months of supply is still tight. Nearly half of all homes sold above list price. You may have more time to look, but well-priced homes are still moving fast. Come ready.
- JP inventory is up sharply, but demand is keeping pace.
- Prices are flat, not falling.
- The market rewards preparation and realistic pricing.
- One sub-area, whether Pondside, Stonybrook, or Forest Hills, can read very differently from the ZIP code as a whole.
