JP inventory jumped, but leverage did not swing to buyers
The Real Estate Data Aggregator counted 85 homes for sale in Jamaica Plain during the three months ending August 31, 2026. That is up 63.5% from the same period a year before. More choice for buyers, yes. But the market did not tip.
Realtor.com reported that active listings nationally topped 1.16 million in September 2026. JP moved in the same direction. Still, the Real Estate Data Aggregator put months of supply at just 1.9 in ZIP 02130. That is a seller's market by any standard measure.
Prices held, and sellers kept the upper hand
The Real Estate Data Aggregator put the median sale price in ZIP 02130 at $855,000 for the three months ending August 31, 2026. That is up 0.6% from the same period in 2025. A small gain, but a gain.
Homes sold at an average of 102.1% of list price, according to the Real Estate Data Aggregator. That figure rose 0.8 points year over year. Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. JP did not follow that pattern.
Nearly half of homes sold above asking
The Real Estate Data Aggregator found that 48.9% of JP homes sold above list price in the three months ending August 31, 2026. That share jumped 9.5 points from a year before. Nearly 1 in 2 homes drew offers over asking. That is not a buyer's market.
Sales volume picked up too
The Real Estate Data Aggregator counted 139 homes sold in ZIP 02130 during the three months ending August 31, 2026, up 5.3% from a year before. New listings rose 35.5% to 145. Pending sales climbed 10.1% to 109. Demand kept pace with the new supply.
What this means if you are selling
More listings means more competition. The Real Estate Data Aggregator shows that 46.8% of JP homes went under contract within two weeks of listing, down 1.7 points from a year before. Still fast, but slightly slower. Pricing matters more when buyers have options.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC noted that a monthly payment on a median-priced home took roughly 33% of a median family's income in 2025, up from 26% in 2022. Buyers are stretched. A price that is even slightly off will sit.
What this means if you are buying
You have more to look at than you did a year ago. But 1.9 months of supply is still well below the 4 to 6 months that signals a balanced market. Speed and preparation still matter. The Real Estate Data Aggregator shows the median JP home sold in 21 days, the same as a year before.
- JP inventory rose sharply, but the Real Estate Data Aggregator shows prices up, days on market flat, and homes still selling above list price.
- More supply arrived.
- Seller leverage did not leave.
One note: these numbers cover all of ZIP 02130. Pondside, Hyde Square, Stonybrook, and the Egleston end of JP each read differently. A single block can move at a different pace and price than the ZIP code as a whole.
