More Roxbury listings hit the market, but closings did not keep up

The Real Estate Data Aggregator counted 200 new listings across Roxbury in the three months ending July 31, 2026. Only 123 homes closed in that same period. More supply with fewer closings shifts leverage. Sellers who price carefully are in a different position than those who do not.

Pending sales sitting at 121 is a signal worth watching. It means demand has not collapsed. But new listings outpaced closings by 77 homes. That gap is what created the extra inventory buyers are now choosing from.

Fort Hill and Nubian Square area (ZIP 02119)

This is where the story is sharpest. The Real Estate Data Aggregator counted 58 new listings in ZIP 02119, up 18.4% from the same three months in 2025. Closings fell to 25, down 30.6% from a year before. That combination pushed months of supply to 6.3, up 1.9 months from last year.

The median sale price in ZIP 02119 was $670,000, up 2.4% from a year ago, according to the Real Estate Data Aggregator. Prices held, but homes took longer to sell. Median days on market reached 26, five days longer than the same period in 2025.

One number cuts against the trend: 36% of homes in ZIP 02119 sold above list price, up 13.8 points from a year ago, per the Real Estate Data Aggregator. That is not a contradiction. It tells you the market is splitting. Well-priced homes are still drawing competition. Overpriced homes are sitting.

South End edge (ZIP 02118)

ZIP 02118 covers the South End and the southern edge of Roxbury. The Real Estate Data Aggregator counted 97 closings here, up 3.2% from a year ago. That is a different story from 02119. The median sale price was $1,150,000, up 6% year over year.

The share of homes selling above list price in ZIP 02118 dropped to 14.4%, down 11.1 points from a year ago, according to the Real Estate Data Aggregator. Homes are still selling, but fewer are drawing over-ask offers. The sale-to-list ratio held at 98.4%, down just 0.2 points.

Mission Hill area (ZIP 02120)

ZIP 02120 is a small market. The Real Estate Data Aggregator recorded only 1 closing and 9 new listings in the three months ending July 31, 2026. Months of supply reached 18.4. That figure reflects a thin market, not a broken one. One or two closings can move the numbers sharply in either direction here.

The one home that sold went for 100.2% of its list price, per the Real Estate Data Aggregator. With 7 pending sales, there is more activity coming. But this ZIP code is too small to draw broad conclusions from a single quarter.

The national picture adds context

Roxbury's supply increase is part of a wider pattern. Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. Realtor.com also reported that mortgage rates surged above 7% for the first time since January 2025, and that price cuts hit 20.8% of listings in September, the highest share since October 2022.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in ZIP 02119 rose 2.4% over the same window, roughly in line with the national pace.

How Roxbury compares with Jamaica Plain

JREG reported a Roxbury median sale price of $712,000 as of September 2, 2026. For context, JREG put the Jamaica Plain median at $825,000 on the same date, with a median of 50 days on market. The Real Estate Data Aggregator put the ZIP 02119 median at $670,000 for the three months ending July 31, 2026, with a median of 26 days on market. Roxbury is moving faster than JP by that measure, but at a lower price point. Those differences matter when a seller is deciding where to price and how long to plan for.

What this means if you are selling

More competition means your price is doing more work than it did a year ago. In ZIP 02119, the homes that still drew multiple offers were priced to earn them. The ones that sat added to the supply count. A 99.3% sale-to-list ratio tells you buyers are not far off on value. But they are not chasing overpriced listings either.

What this means if you are buying

More inventory gives you options. In ZIP 02119, only 24% of homes went under contract within two weeks of listing, down 6 points from a year ago. You have more time to be deliberate. That said, 36% of homes still sold above list. The well-priced ones are not waiting around.

  1. Roxbury added supply faster than buyers absorbed it in the three months ending July 31, 2026. Prices held in ZIP 02119 and rose in ZIP 02118. But homes are taking longer, fewer are drawing over-ask offers in 02118, and months of supply climbed in both.
  2. The market is not stalled.
  3. It is more selective.

One more thing: ZIP code averages can hide a lot. A block in Nubian Square can trade at a very different price per square foot than a block in Fort Hill. JREG put the broader Roxbury median sale price at $712,000 as of September 2, 2026. The Real Estate Data Aggregator put the ZIP 02119 median at $670,000 for the three months ending July 31, 2026. Those numbers tell different stories depending on where your property sits.
