More West Roxbury homes are for sale, but supply is still tight

More homes hit the market in West Roxbury. That is real. But 42 homes for sale is still a thin number, and sellers have not lost the upper hand.

More choices, but not many

The Real Estate Data Aggregator counted 42 homes for sale in West Roxbury during the three months ending August 31, 2026. That is up 27.3% from the same period in 2025. It sounds like a big jump. In raw numbers, it is not. Nationally, Realtor.com reported active listings topped 1.16 million, up 5.5% year over year. West Roxbury moved faster than the national pace, yet still landed at 1.3 months of supply. A balanced market runs closer to five or six months. Buyers have a few more options. They do not have the leverage that number implies.

Prices dipped a little

The Real Estate Data Aggregator put the median sale price in West Roxbury at $851,000, down 2.2% from a year before. That is a small step back, not a slide. For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. West Roxbury moved in the other direction, but by a modest amount. One number does not make a trend. Product type matters here: a condo, a single-family, and a two- or three-family home each trade in their own lane.

Homes are still selling fast, and mostly at or above asking

The Real Estate Data Aggregator found the median home went under contract in 22 days. That is only 2 days longer than a year before. The average sale came in at 100.8% of list price, down just 0.9 points from last year. Nearly 42 in 100 homes sold above list price, even as that share slipped 5 points. Pending sales actually rose 10.8% year over year, to 92. Demand has not gone quiet.

What this means if you own a home here

You have more competition than you did a year ago. That is honest. But 1.3 months of supply means buyers are still working with a short list. Homes priced well are still moving in about three weeks. CNBC reported that a monthly payment on a median-priced U.S. home now takes up roughly 33% of a median family's income, up from 26% in 2022. Affordability pressure is real, and it shapes how buyers behave. Pricing your home correctly matters more than it did when every offer came in blind.

In short
  1. West Roxbury inventory grew 27.3%, but 1.3 months of supply is still tight.
  2. The median sale price slipped 2.2% to $851,000. Homes are selling in 22 days on average, and 100.8% of list price on average.
  3. Demand, measured by pending sales, is actually up.
  4. The market softened a little at the edges.
  5. It did not break.

One more thing: these numbers cover all of ZIP 02132. A street near Millennium Park reads differently from one closer to Cleary Square or the Dedham line. The zip code average does not tell your home's story.
