Roslindale prices rose faster than the national pace
Roslindale gained value at a pace that outran the country. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. The Real Estate Data Aggregator put Roslindale's median sale price at $791,000 for the three months ending August 31, 2026. That is up 11.6% from the same months in 2025. Four times the national rate. That gap is worth knowing before you pick a list price or make an offer.
What drove the price gain
Supply stayed tight. The Real Estate Data Aggregator counted only 49 homes for sale in Roslindale during that period. New listings fell 2.3% from a year before, to 84. When fewer homes come to market and demand holds, prices move up. That is what happened here.
Buyers are still competing, just a little less
The Real Estate Data Aggregator found that 52.1% of Roslindale homes sold above list price in the three months ending August 31, 2026. That is down 1.4 points from a year before. Just over half of homes still drew offers above asking. But the share going under contract within two weeks fell 3.9 points, to 52%. Buyers are still moving fast, and they are still paying over list on many homes. The edge is narrowing, not gone.
The national picture adds context
Nationally, the picture is harder. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Roslindale did not follow that script. But every buyer here is working with those same rates.
Pending sales in Roslindale rose 13.2% year over year, to 77, according to the Real Estate Data Aggregator. That is a sign of real demand in this market, even as national pending sales fell 8.5% year over year in September, per Zillow as reported by CNBC.
What this means if you own in Rozzie
An 11.6% price gain is real. It shows up in what buyers paid. But 1.6 months of supply and a 21-day median still mean buyers compare every listing closely. Prep and pricing still decide whether a home sells at 103.4% of list or sits. The market rewarded well-priced homes. It did not reward every home equally.
