Roslindale prices rose faster than the national pace

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year in July. Roslindale ran nearly five times that pace. That gap matters if you are thinking about price or timing.

Roslindale's 11.6% gain in the three months ending August 31, 2026 ran well ahead of the 2.6% national figure the Federal Housing Finance Agency reported for July.

Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That has pushed price cuts to 20.8% of listings nationally, the highest share since October 2022, also per Realtor.com. Roslindale has not followed that pattern.

The sale-to-list ratio came in at 103.4%, up 1 point from a year ago, per the Real Estate Data Aggregator. Sellers are still getting more than they asked. Just over half of homes, 52.1%, sold above list price. That share slipped 1.4 points from last year. Not every home drew a bidding war, but most sellers came out ahead of their number.

Supply is tight, and demand is holding

The Real Estate Data Aggregator counted 49 homes for sale and 77 pending sales in Roslindale. More buyers are under contract than there are active listings.

The Real Estate Data Aggregator counted 49 homes for sale in Roslindale during the period, up 8.9% from a year earlier. Pending sales reached 77, up 13.2%. Demand is growing faster than supply. That is one reason prices held up while national inventory topped 1.16 million homes, as Realtor.com reported for September.

New listings came in at 84, down 2.3% from the same period in 2025, per the Real Estate Data Aggregator. Fewer sellers listed. That kept supply from catching up to demand, and it supported the price gains.

Median days on market was 21 days, just 1 day longer than a year ago. The Real Estate Data Aggregator also found that 52% of homes went under contract within two weeks of listing. That share slipped 3.9 points from a year earlier, but it still means roughly half of all listings found a buyer fast.

What this means for Roslindale homeowners

The national backdrop is tougher. CNBC reported that a monthly payment on a median-priced home now takes about 33% of a median family's income, up from 26% in 2022. Buyers are stretched. Yet Roslindale's numbers moved in the other direction: more sales, higher prices, tight supply.

That does not mean every home in every part of Rozzie reads the same. Pricing near Roslindale Village trades differently from streets closer to the Arboretum edge or toward the Bellevue Hill line. One block can change the picture.

In short
  1. Roslindale's median sale price rose 11.6% year over year in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
  2. The national pace was 2.6%, per the Federal Housing Finance Agency.
  3. Supply stayed tight at 1.6 months.
  4. Homes are still selling over asking, and pending sales are up 13.2%.
  5. The market is competitive, and not every home moves at the same speed or price.
