Roslindale stayed tight while the national market saw more price cuts
Realtor.com reported that 20.8% of U.S. listings had a price cut in September 2026, the highest share since October 2022. That is the national picture as of October 4, 2026. Roslindale is not in that picture.
For the three months ending July 31, 2026, the Real Estate Data Aggregator counted just 51 homes for sale in ZIP 02131. That works out to 1.5 months of supply. A market with that little inventory does not behave like the national average.
Sellers are still getting above asking
The Real Estate Data Aggregator shows homes in Roslindale sold at an average of 103.8% of list price in the three months ending July 31, 2026. That ratio was up 0.8 points from the same period in 2025. Nationally, Realtor.com put mortgage rates above 7% and price cuts at a four-year high. Those two things do not match what the local numbers show.
More than half of homes sold above list. That share slipped 4.9 points from a year ago, so not every home is drawing a bidding war. But the overall ratio staying above 103% says priced-right homes are still getting offers.
More buyers showed up
Pending sales rose 21.4% compared with the same three months in 2025, according to the Real Estate Data Aggregator. Homes sold climbed 12.6% over the same stretch. More buyers signed contracts even as supply stayed thin.
Speed: most homes went fast, but not every one
The Real Estate Data Aggregator found that 55.9% of Roslindale homes went under contract within two weeks of listing. That share was down 3.6 points from a year earlier. So the market is still quick, but a little less so than it was.
The median days on market was 21 days, three days longer than the same period in 2025. That is a real change, even if small. Not every home sold fast.
The national context
Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. The Federal Housing Finance Agency put U.S. house price growth at 2.6% year over year through July 2026. Roslindale's 8.3% price gain over the same stretch ran well ahead of that national figure, according to the Real Estate Data Aggregator.
Mortgage rates climbing above 7% for the first time since January 2025, as Realtor.com reported, matters here too. Higher rates affect what buyers can offer. That is part of why days on market ticked up slightly.
JREG reported in August 2026 that the peak commute from Roslindale to downtown Boston runs about 24 minutes. That kind of access keeps demand steady even when rates rise.
- Roslindale had 1.5 months of supply, a median sale price of $774,500, and homes selling at 103.8% of list for the three months ending July 31, 2026. The national price-cut wave has not shown up here.
- But days on market did tick up three days, and fewer homes went above asking than a year ago.
- The market is tight, not frictionless.
