West Roxbury has more listings, but it is still a tight market

The one fact that changes how you think about West Roxbury right now: inventory is up, but supply is still at 1.3 months. That is the Real Estate Data Aggregator's count for the three months ending August 31, 2026. A balanced market is closer to 5 or 6 months. West Roxbury is nowhere near that.

More listings, but not a crowded field

The Real Estate Data Aggregator counted 42 homes for sale in West Roxbury for the three months ending August 31, 2026. That is up 27.3% from the same period in 2025. For sellers, that means more homes to compete against. But 42 homes across a full neighborhood is still a small number. The field got bigger, not crowded.

Nationally, Realtor.com reported 1.16 million active listings as of September 30, 2026, up 5.5% year over year. West Roxbury's 27.3% inventory gain outpaced that national rate. Even so, local supply stayed far tighter than the national picture.

Prices dipped a little, but homes still sell above asking

The Real Estate Data Aggregator put the median sale price at $851,000 for the three months ending August 31, 2026. That is down 2.2% from the same period in 2025. A small dip, not a slide. The average sale-to-list ratio came in at 100.8%, down 0.9 points from a year ago. Homes are still selling above asking on average, just not by as much.

The Real Estate Data Aggregator also found that 41.7% of West Roxbury homes sold above list price during this period. That is down 5 points from a year ago. So fewer homes are drawing over-ask offers, but more than 4 in 10 still did. Pricing right still matters.

Buyers are moving, even with fewer options

Pending sales rose 10.8% year over year, according to the Real Estate Data Aggregator. That means 92 homes went under contract in the three months ending August 31, 2026. Buyers are active. They just have fewer homes to choose from than they would in a normal market.

The Real Estate Data Aggregator found that 43.5% of West Roxbury homes went under contract within two weeks of listing. That is down 2.3 points from a year ago. Still, nearly half of all listings found a buyer in under 14 days. Speed still rewards sellers who price well from day one.

What the national picture adds

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026. That is the highest September share since 2018. West Roxbury's 100.8% sale-to-list ratio suggests sellers here are not cutting as often. But the national trend is a reminder: overpriced homes are sitting longer everywhere.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. West Roxbury's 2.2% price dip runs against that national gain. Local conditions, not national headlines, set the price on your street.

In short
  1. West Roxbury has more inventory than a year ago, but 1.3 months of supply is still tight.
  2. Prices slipped 2.2%, days on market ticked up 2 days, and fewer homes are selling above asking.
  3. The market cooled slightly.
  4. It did not flip.
  5. Sellers still hold an edge, just a smaller one.

One more thing: the Real Estate Data Aggregator covers all of ZIP code 02132. One street in West Roxbury can read very differently from the ZIP as a whole. Cleary Square and Fairmount Hill price differently from streets near the Arboretum edge or closer to Roslindale Village. The zip code number is a starting point, not your number.
