West Roxbury moved faster than nearby markets, even with a small price dip
The Real Estate Data Aggregator counted 104 homes sold in West Roxbury (ZIP 02132) in the three months ending July 31, 2026. The median sale price came in at $846,150, down 5.7% from the same period in 2025. That dip is real. But the speed number tells a different story.
Twenty days is fast. JREG reported Jamaica Plain at 50 median days on market as of September 2, 2026, across 149 sales in the trailing 90 days. Roslindale came in at 42 days, per JREG on August 21, 2026. West Roxbury moved at less than half the pace of JP and well under Roslindale.
Speed held up even as median sale prices in West Roxbury fell. That combination tells sellers that demand is still there. It tells buyers that not every home is priced the same way. Sharp comps matter more when prices are shifting.
What else the numbers show
The Real Estate Data Aggregator shows the average home still sold at 102% of list price. Just over half of all homes, 51%, sold above asking. Both numbers slipped a little from 2025, but neither broke. More than half of homes, 52.9%, went under contract within two weeks of listing.
Supply stayed flat. The Real Estate Data Aggregator counted 53 homes for sale, unchanged from a year earlier. New listings fell 11.8% to 105 for the period. Less inventory coming in keeps the market tight even when prices ease.
How this fits the wider picture
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. West Roxbury's 5.7% price drop runs against that national trend. That gap is worth understanding before you pick a list price.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest September share since 2018. West Roxbury is not immune to that pressure. But 20 median days on market says homes priced correctly are still moving.
