The Lowball Myth in West Roxbury Doesn't Hold Up This Summer

Over the twelve weeks ending August 30, 2026, West Roxbury's median sale-to-list percentage was 100%, and nearly half of sales closed over asking.

Talk to a buyer shopping in West Roxbury this summer and you'll hear the same theory more than once: offer under asking, wait a few days, and the seller will come around. It's the kind of advice that gets passed between friends and forums because it sounds reasonable. It just isn't what happened.

Over the twelve weeks ending August 30, 2026, West Roxbury's median sale-to-list percentage was 100%. That means the typical home sold for exactly what the seller asked, or more. That is not a market where lowball offers were the winning strategy.

The over-ask number tells the same story from a different angle. Among the 86 West Roxbury sales measured for this reading, 47.7% closed above the original asking price. That's not one or two outliers skewing a small sample. It's nearly half the market.

Here's the part that makes the myth harder to defend: the median sold price in West Roxbury this period was $816,250. That's a real, current number, not a list price wishcast. Buyers paid it, sellers received it, and it closed at or above ask on close to half of those deals.

None of this means every buyer overpaid or every seller had leverage. A sale-to-list ratio sitting at 100% is a median, which means plenty of homes still sold under list. But the idea that a lowball opening bid is a safe, standard play in this market isn't supported by what actually closed.

What's worth noticing is that this held even as fewer homes changed hands. West Roxbury saw 88 homes sold this period, down from 115 a year ago. Fewer transactions did not translate into softer pricing power for sellers. If anything, the buyers who were active were competing for a smaller pool, and it showed up in what they were willing to pay.

Inventory sitting on the market stood at 37 homes, against 20 new listings during the period. That's a tight supply picture, and it's consistent with a market where sellers aren't under much pressure to negotiate down from asking.

For a buyer, this changes the math on strategy. Coming in low and hoping to negotiate from there is a bet against what actually happened to the sales measured here. It doesn't mean every home is a bidding war. It means the opening number matters, and coming in soft on a home that's priced right risks losing it to someone who didn't.

For a seller, the number is a confidence check, not a green light to price aggressively. A 100% median sale-to-list reading means well-priced homes are meeting or beating their ask. It doesn't mean an overpriced home will find a buyer willing to make up the difference.

What would change this read: if next period's sale-to-list number drops meaningfully below 100%, or if the over-ask share falls off sharply while inventory keeps building, that would suggest buyers are gaining room to negotiate again. Right now, the data doesn't show that. It shows a market where asking price is still doing most of the work.
